141-05 109th Avenue Update 06/06/23

4-Story Mixed-Use Development Approved in Jamaica

A proposal submitted by , for a 4-story, mixed-use development, at 141-05 109th Avenue in Jamaica, Queens, has just been green-lit after the NYC Mayor's Office issued no veto following review. Granting zoning map and text amendments, this approval allows the rezoning of eight neighboring lots, with six of them to be combined to form the project site.

Designed by , the resulting square foot building will contain rental apartments, offered in studio, and one to three-bedroom configurations. Approximately 15 of these units are to be dedicated to permanently affordable housing.

In addition to residential units, the ground floor will feature square feet of office space, square feet of retail space, and 5,950 square feet of community facility space, which is to consist of a pre-kindergarten facility.

The building will also have 3,660 square feet of landscaped open space for the pre-kindergarten, as well as an enclosed parking garage, with enough room for vehicles.

The project site spans square feet and is currently occupied by a pair of building material yards. Two to three structures will have to be demolished in order to make way for the new development.
