432-Unit For Rosslyn's Best Western Iwo Jima Hotel

A new plan is in the works for the redevelopment of Rosslyn's Best Western Iwo Jima hotel. 

Newly filed plans with Arlington County call for an eight-story, 432-unit development that would include the hotel site at 1501 Arlington Boulevard, in addition to the adjacent Ellis Arms and Williamsburg apartment sites. The development from Orr Partners was designed by KGD Architecture. 

The development first went under review in 2018 by Grant Investment Properties. The initial approval called for the redevelopment of the hotel site with a 12-story hotel building, an adjacent garden apartment site with a 10-story residential building with 48-64 residential units, and an above-grade parking structure. These plans were revised to have a slightly smaller hotel portion with 160 rooms, and then those plans were filed for an extension due to the pandemic. It follows a long list of developments coming out of the woodwork since COVID.

The development proposes a shared 267-parking space garage to serve both towers. An affordable component is in development, per Orr Partners' documents.

The project plans to certify for LEED Gold.
