50 Plus 1 Sports Submits Proposal for Historic Gas Plant District Redevelopment

 

 

One of the four groups submitting proposals to redevelop the Historic Gas Plant District in downtown St. Petersburg is led by 50 Plus 1 Sports LLC, the primary developer and owner. The partnership group also includes co-developer Fresh Coast Development Partners LLC, AECOM, Garcia Architecture, JLL Project Development, Contract Construction, Johnson Consulting and Foley & Lardner. The group’s plan would feature the creation of entertainment and shopping district along with an education and tech campus. The development would come in phases.  Phase 1 would feature the construction of a new stadium, and 3.2 million square feet of mixed-use development which would include two hotels, 170,000 square feet of ground-floor commercial space, and more than 500,000 square feet of office space.  Phase 2 would involve building more parking as well as an intermodal facility as part of the ground floor mixed-use development. The group would also complete Booker Creek Commons, build a grocery store and 2.8 million square feet of mixed-use space.  Phase 3 would see the completion of Booker Creek Park, 3.7 million square feet of mixed-use development, residential units and a variety of price points and 200,00 square feet of office space. Plans also include a performing arts venue and museum in Booker Creek. Phase 4 would consist mainly of residential units.

 

Spanning 86 acres nestled in the middle of St. Pete, with one of the most vibrant and walkable communities in the nation, the Historic Gas Plant District (formally known as the Tropicana Field site) represents an opportunity unlike any other in the Southeast. The site is currently occupied by Tropicana Field, home of the Tampa Bay Rays major league baseball team. The Rays’ lease with the city expires in 2027.  Proposals for re-development were required to include plans with a new baseball stadium and call for residential units, to include affordable housing, office space, retail space and green space.  Four groups submitted proposals prior to the deadline, which was December 2, 2022. In addition to 50 Plus 1 Sports, the other groups are, Sugar Hill Partners, Hines & Tampa Bay Rays, and Restoration Associates.
