Affordable Housing Development Proposed for Wakefield

The Department of City Planning has received an application for an affordable housing development at 4541 Furman Avenue in the Wakefield neighborhood of The Bronx. Applicant, Markland 4551 LLC is requesting a zoning map amendment from M1-1 to R7D and R7D/C2-4, a zoning text amendment to Appendix F for affordable housing, and a zoning text amendment to Appendix I to expand the transit zone. These actions will facilitate a 10-story building, containing 150 affordable and income-restricted units. Of these units, 38 will be designated as permanently affordable.

In addition, the new building would include ground-floor retail space, over 12,000 sqft of community facilities, and a basement-level parking garage with room for 22 vehicles. The development would total over 138,000 square feet. Currently, the site plays host to a one-story, 24,810 square foot industrial warehouse. The structure has existed on the property since the 1950s, and it currently sits unoccupied. Approval of the proposed project would necessitate its demolition. This lot, along with 16 others, would then need to be combined and rezoned to make way for the new development.
