Affordable Housing Lottery Kicks Off for 35 Commercial Street

NYC Housing Connect has started an affordable housing lottery encompassing 316 units within a new, 22-story residential development, located at 35 Commercial Street in Brooklyn's Greenpoint neighborhood. Eligible applicants must earn between $17,006 and $167,750 annually, or sit within 30 to 110 percent of the area median income (AMI). Applications will be accepted either online or by mail until July 31, 2023.

Developed by , and known as "H1H2", the building is set to contain rental apartments altogether. While affordable housing makes up nearly 85% of these units, the development will also offer 57 apartments to formerly homeless individuals.

Tenant Amenities are to include three separate landscaped courtyards, a fitness center, a children’s play area, and a resident lounge. The development will also feature square feet of retail space, located on the ground floor.

Designed by , 33 Commercial Street stands feet tall and totals square feet. Totaling $170 million, construction has been financed jointly by the NYC Department of Housing Preservation and Development, the NYC Housing Development Corporation, and Wells Fargo. is currently serving as the project's general contractor, and work is expected to wrap up by the fall of 2023.
