Affordable Housing Lottery Kicks Off for 8 Court Square

NYC Housing Connect has started an affordable housing lottery encompassing 48 units within a 20-story, residential development, located at 8 Court Square in Long Island City, Queens. Eligible applicants must earn between $99,292 and $187,330 annually, or sit at 130 percent of the area median income (AMI). Applications will be accepted either online or by mail until June 12, 2023.

Jointly developed by Rose Associates and Werwaiss Properties, the building is set to contain rental apartments and square feet of ground-floor retail space. Tenant amenities are to include a fitness center and yoga studio, a rec room, a roof terrace, a dog washing station, a business center with conference rooms, and a bicycle storage area.

Sitting on an irregularly shaped lot, the tower has frontages on Jackson Avenue, 44th Drive, and Thomson Avenue. It sits directly next to 27-19 Thomson Avenue, a recently completed, albeit smaller, mixed-use project, that began construction around the same time.

Designed by , 8 Court Square stands feet tall and totals square feet. At this time, the general contractor, , is working on interior finishing. Construction is expected to finish by the fall of 2023.
