Alewife Research Center, West Cambridge's latest spec lab building, tops off


A topping-off ceremony was held last Friday (December 8th) for Alewife Research Center, a 223,000-square-foot speculative lab building under construction across from the Alewife transit station in West Cambridge. With structural framing complete and concrete floor pouring nearing completion, installation of floor-to-ceiling glass and exterior finish panels along the building's facade will soon commence. Completion of Alewife Research Center is expected in 2018, with space now available for lease.


Lab space in West Cambridge has become increasingly desirable in recent years, with an average asking rate of over $55 per square foot and vacancy of just 3% (under 20,000 square feet) per Lincoln Property Company's Q3 2017 Cambridge Lab and Office Market report. West Cambridge still presents a bargain relative to Mid-Cambridge and East Cambridge, where lab rents average nearly $77 and $76 per square foot, respectively.
