Armed Forces Retirement Home Redevelopment Gets Approved by Planning Commission

The gigantic development on the former 272-acre Armed Forces Retirement Home has received a key approval in their quest to begin construction. The National Capital Planning Commission approved the master plan proposing 4.9 million sq. ft. of space, delivering roughly 3,000 units and 300,000 sq. ft. of retail and hospitality uses, and up to one million sq. ft. of traditional and medical office space.

The plan also calls for roughly 20 acres of open park space, although less commercially-dense then previous proposals. 

The plans were originally proposed in 2008, but development stalled until 2019, when a plan for a portion of the property triggered a review of the entire master plans.

The approved plans call for more units, updated layouts for flexibility of applications, and other minor modifications. 

Concerns were raised regarding the new development's connectivity with interconnected neighborhoods, as well as the need for improved communication with surrounding communities.

However, while this approval is a major step for the development, they will still need get zoning approval from DC's Office of Planning.

After that, they will need to get approval from the historic preservation board.
