Boston Properties Revises Plans for Midtown Supertall

Building permits have just been filed for Boston Properties' upcoming office tower at 343 Madison Avenue in East Midtown, Manhattan. Rather interestingly, however, the original design plans, which were approved in back November of 2021, have been significantly altered.

Prior blueprints called for a 55-story, 1,050-foot tall structure, yielding 832,613 square feet of office space, and 5,357 square feet of retail space. On the other hand, the permit application, recently submitted to the NYC Department of Buildings, indicates that the tower will now stand 49-stories (or 780 feet tall), and offer around 750,400 square feet of office space.

Despite a shink in both height and office capacity, the new building will actually increase in overall size, with a new total square footage figure of 982,000. Where exactly this bulk will be added remains unclear as updated renderings have yet to be released.

The Kohn Pedersen Fox-designed tower is set to replace a 15-story commercial building on the property, which is currently in the process of being demolished. Once construction begins, work is expected to take around 3-4 years, finishing sometime in 2026.
