Peacock Properties Update 03/11/22

Boston’s multifamily development pipeline is robust with a wide range of projects currently underway. While the larger projects often garner the most attention there are ample smaller multifamily developments expected to hit the market in the coming year. In this series, we will highlight both condos & apartments ranging in size from under 50 units to 51-200 residences. Our third list below highlights apartment projects with between 51-200 units.

 

1. 7INK

Boston’s first co-living building, expected to open this spring will feature 180 shared suites and micro-units. National Development tells BLDUP, “7INK, the seventh and final building at Ink Block which wraps up construction this spring, offers Boston renters a new way of living.  7INK’s Inclusive Living™ rental style – where each apartment includes furniture, a TV, all utilities (including Wi-Fi/streaming), cleaning services, kitchen supplies, and daily community events– makes it the most convenient way to rent in Boston. This 15-story building includes the most common area found in any comparable Boston building including a spectacular roof deck, sunken living room, outdoor fire pit area, multiple work from home spaces, techno-fitness, and more.  7INK has easy access to all of Ink Block’s amenities including Whole Foods Market, five on-site restaurants and three boutique fitness providers.  Pre-leasing is brisk in anticipation of an April opening.”

 

2. Anden Weymouth

Expected to open this Spring, Anden will offer 87 studio, one, and two-bedroom apartments in the heart of Weymouth Landing. Amenities are set to include a fitness center, bike storage, and roof deck. Rentals are currently ranging in price from around $2000 per month for a studio to $3000 for a 2 bed/2 bath home.

 

3. Mosaic Lynn

Mosaic Lynn will feature 146 modern apartments, a mix of studio and 1 bedroom apartment homes available this summer. Located only a three-minute walk from the train, Mosaic residents have access to all Downtown Lynn has to offer, as well as building amenities including a courtyard pool, fitness center, top-floor club space, sports lounge, and roof deck.

 

4. Bldg 89

Construction is wrapping up on this new 129 unit apartment project along Brighton Avenue in Allston. The studio through 2 bedrooms units are currently priced from $2350 through $4100 per month. The bespoke building offers amenities including a fitness center and penthouse roof deck with gas grill, fireplace, and views of beautiful downtown Boston.

 

5. 21-35 West 2nd

Located in South Boston, just a short walk from the Broadway MBTA Station, 21-35 West 2nd will include 55 residential units with a 6th floor common roof deck. The development will also offer a unique car share program to include 2 parking spaces that will be utilized by cars owned by the building and used exclusively by the building’s car share program.

 

6.  Kendall East

The mixed-use Kendall East project will offer 136 modern residential units and 14,800 square feet of retail. The two-pet friendly buildings will be connected with an expansive half-acre courtyard providing green space and stadium seating for residents and neighbors. VJ Tocci, Project Executive with Tocci the project's GC tells BLDUP, "Tocci is nearing completion on Kendall East in Cambridge, MA. The 212,000 SF, 136 Unit Multi-Family project at the corner of First and Hurley includes market-rate housing. It was conceived as a $50 Million,  two-year construction project and is being completed on budget and on schedule.  The City of Cambridge benefited by the inclusion of an Urban Park area including an area for outdoor performances and a public access walking path.  The design is an architecturally pleasing blend of modern style in two separate structures and includes covered parking on the first level of the larger of the two buildings."

 

7. 212 Stuart

The 19-story story tower located in the heart of Boston at 212 Stuart Street will include 126 luxury apartments. Now pre-leasing, the development will also include a ground floor lobby and leasing offices, a basement fitness area, and amenity space including common rooms and a large outdoor patio on the 19th floor.

 

8.  Grayson Lofts

Grayson Lofts at Wakefield Station features 184 apartments offering a mix of industrial-chic and contemporary-modern finishes. The spacious light-filled, studio, one- and two-bedroom apartments are now leasing. Amenities include a fitness center, clubhouse lounge, and a bocce court.

 

9. St. Therese Everett

St. Therese will offer 77 new affordable apartments for seniors, with a health center on the first floor providing PACE (Program of All-Inclusive Care for the Elderly) services to residents and community members. Applications are now being accepted for the development.

 

10. Packard Crossing

Construction on Phase 2 of Packard Crossing is ongoing with the 6-story building set to include 76 residential units. The project will also offer 3,050 square feet of ground-floor retail and 175 parking spaces. The site is located just a few blocks from the MBTA Green Line.
