August Multifamily

Here are BLDUP's most active* Boston-area new construction multifamily buildings as of August 2020. All of these buildings are either under review, approved, under construction, or recently completed. Each building contains either apartments or condominiums; a number of buildings are mixed-use and contain retail space.

1. 1690 Revere Beach Parkway

Revere, MA

1690 Revere Beach Parkway
A 4 building, 800 unit mixed-use property has been proposed to replace the Stop & Shop at 1690 Revere Beach Parkway. The Grossman Companies acquired the property for $15.922 million in September 2018. The 6.9-acre site is located on the border of Everett and Chelsea with around 5.64 acres in Everett. The proposed project would consist of three buildings in Everett and one small retail building in Chelsea, with the tallest building at 11 stories. Plans call for around 800 units with approximately 15,000 square feet of ground-floor commercial space along with 906 parking spaces.

2. Boynton Yards

Boynton Yards

Plans for further phases of Boynton Yards call for a total of 1.365M square feet of space to include 984,500 SF of office, research and development, and lab space, 338,000 SF of residential space (330 units), and 42,500 SF of retail and/or restaurant space. Building 4A, 4B, & 4C, will be operated and constructed as one cohesive residential building.

3. Bunker Hill Mall Redevelopment

Charlestown, Boston, MA

In early August, New England Development submitted an LOI to redevelop a section of the Bunker Hill Mall site into a 240 unit residential building. The residential building aims to transform the existing shopping plaza, anchored by Whole Foods, into a transit-oriented "gateway" development. The 200,000+ square foot project would include compact living units tiered levels of affordability.

4. 47-55 Lagrange Street

Downtown Crossing, Boston, MA

Under construction now, this upcoming 21-story tower will feature 176 luxury residential units including studios, one-bedrooms, and two-bedrooms in the heart of Downtown Crossing. The project will also include 20 vehicle parking spaces and 176 bicycle storage spaces on-site.

5. 244-284 A Street

Fort Point, Boston, MA

Under review now, plans for the mixed-use development at 244-284 A Street call for approximately 1.1 million square feet of new construction including residential, office, R&D, and retail space. The residential portion of the project would be a 366,100 square foot building. The proposed project would also create of a berm along the Fort Point Channel that will be part of a larger resilience structure that is anticipated to prevent flooding related issues. The Berm will be expanded into a waterfront park.

6. 78 Willow Court

Dorchester, Boston, MA

Plans submitted to the BPDA in August call for the construction of a 3 building, mixed-use project. The 213,590 square-foot project would include 236 apartments, 20,000 square feet of ground-floor commercial/office space, and 59 parking spaces. The first proposed building at 78 Willow Court will be 7 stories and feature residential and commercial uses, as well as 40 parking spaces. The second building at 75 Willow Court ranges from 2-7 stories with multi-family residential uses and 19 parking spaces. The third building at 16 Baker Court would be a 4 story residential building featuring loft-style units. Around 70 of the units would be Compact Units.

7. The St. Regis Residences, Boston

With the foundation slurry wall complete, vertical construction is expected to kick-off for The St. Regis Residences, Boston in early 2021. The upcoming 22-story mixed-use waterfront tower will offer 114 residential condominiums along with a two-level signature restaurant and three levels of underground parking. A Harborwalk extension will also be built around the building.

8. The Q at Quarry Hills

The new construction multifamily project features a total of 269 apartments across 2 buildings. The Dolben Company recently financed the property for $160M through Keybank. Amenities on-site include coworking space, a golf simulator, and a roof deck with outdoor kitchen, seating, and views of Boston.

9. 200-220 Hungtington Avenue

Back Bay, Boston, MA

200-220 Hungtington Avenue is currently home to the 83,778 square foot MidTown Hotel. National Development is now planning a 10 story, mixed-use project on the site to include 325 units along with around 15,000 square feet of ground-floor retail space.

10. Avalon Brighton

Brighton, Boston, MA

Approved in March 2019, Avalon Brighton will feature two new buildings with 228 total residences on a 3.3-acre parcel located steps to the MBTA Green Line and Brighton Center. Resident amenities would include roof decks in both buildings and a central courtyard. A demo permit application was filed for the project site in early August.
