Here are BLDUP's most active* Boston-area new construction multifamily buildings as of July 2020. All of these buildings are either under review, approved, under construction, or recently completed. Each building contains either apartments or condominiums; a number of buildings are mixed-use and contain retail space.

1. Suffolk Downs

East Boston, Boston & Revere, MA

The 161-acre Suffolk Downs development site could feature a total of 16.2 million square feet of new construction, including 10.52 million in Boston and 5.68 million in Revere. The project would include 5.2M square feet of office/lab space, 10.15M square foot residential (10,000 units), 450,000 square foot retail, 400,000 hotel (800 rooms). Construction is expected to occur over 5 phases lasting over 15-20 years. The first residential buildings on the Revere side of the site would include, Building R-3 featuring approximately 335,000 square feet of residential space & the R-9 Building which would include 328,000 square feet of residential space. 2. 85-87 & 111 Boston Street

Upcoming two-building mixed-use project to feature a total of 650 units along Boston Street in Everett. The Greystar project will also include 9,000 square feet of ground-level retail as well as 19,000 square feet of amenity space, and 785 parking spaces.

3. Winthrop Center

Downtown Crossing, Boston, MA

With work on the site paused, Millennium Partners received approval for changes to Winthrop Center in Mid-July. The approved changes include the elimination of the residential portion of the east tower, cutting the number of units from 387 to 321, and changing the units from condos to apartments. The total building size will be reduced to 1.447M square feet with the office, and retail/connector space remaining the same.

4. Dunstan East

Mark Development won approval for Dunstan East, a mixed-use 40B project on 2.98 acres of land on Washington Street, Dunstan Street, and Kempton Place in West Newton in early July. The project will consist of three separate buildings with a total of 234 units of rental housing and 8,500 square feet of ground-floor retail space facing Washington Street.

5. Boylston Place

Scape won approval for a 225,000 square foot mixed-use project at 1252-1270 Boylston Street in January and has filed applications to demolish the existing structures on the site. The upcoming development will include 451 rental units above a ground-floor retail podium designed for a broad range of neighborhood-oriented culinary, lifestyle, and experiential tenants. The project also includes the Boylston Black Box, a 10,000-square-foot LGBTQ-centric venue for the performing arts. Learn More >>>

6. 244 - 284 A Street

Related Beal's plans for the 6.48-acre site at 244-28A Street in Fort Point call for over 1 million square feet of space across three buildings. The tallest building on the site, at 17-stories, would include around 370 residential units. The development would also include a 330,000 square foot office building, and a 400,000 square foot lab building.

7. The Sudbury at Bulfinch Crossing

This 45-story tower is the first building within the nearly 3 million square foot Bulfinch Crossing development. The Sudbury will offer luxurious homes for both renters and buyers with 368 apartments & 55 condos. Amenities, accessible for all residents will include a resort-style pool deck with lounge areas, a wrap-around 32nd floor Sky Deck with fire pits, and a Sky Lounge. Learn More >>>

The approved project at 603 Dorchester Ave, in Andrew Square, will feature 24 residential units along with just over 2,000 square feet of ground-floor retail space. The building will offer a mix of 22 one-bedroom units and two studio units. Learn More>>>

The Parkway Apartments is an upcoming residential community to include 258 apartments in 2 detached, 4 story buildings. The project will also include three hundred 387 parking spaces, indoor pool, resident clubhouse, and ample open space.

10. Bower Boston

A certificate of occupancy was issued in later July for the first building within Bower Boston. The shorter of the two towers on the site offers 100 apartments along with ground-floor retail space.
