Construction to Commence on Seaport's 10 World Trade in Q4 2021
JLL has announced the firm will exclusively lead the leasing efforts at 10 World Trade, a proposed trophy life science and office building on behalf of Boston Global Investors (BGI). The Seaport District development project is slated to begin construction in Q4 2021.
Designed with smart building systems and efficient workplace needs in mind, 10 World Trade will feature over 550,000 square feet of office and lab space. Tenants will benefit from a wide range of amenities, including a 150-seat auditorium, two acres of outdoor space and a 15,000-square-foot sky-level fitness center with a 300-meter jogging track, state-of-the-art exercise equipment, locker rooms with showers and a juice bar.
“As the Seaport continues to grow, it is an attractive headquarters location for global companies drawn to Boston’s outstanding workforce, urban amenities and proximity to healthcare and higher education leaders,” said John B. Hynes III, Chief Executive Officer of BGI. “We maximized those natural strengths with a building designed to encourage innovation and collaboration, as well as create a unique selling point for companies looking to recruit and retain a diverse workforce. Our team took a very intentional approach to breaking down barriers between the building and the surrounding neighborhood with a stunning series of spaces in the public realm.”
Designed by the world-renowned architecture firm Sasaki, the property is defined by a unique curved glass façade and an array of welcoming indoor-outdoor connected areas. The public realm is designed to create stronger connections between the corporate user and the Seaport community, as well as offer public areas for community focused activations and events.
With two acres of sustainable landscaping, the property includes an abundance of green space, a revitalized design for World Trade Center Avenue and a pedestrian footbridge. An indoor-outdoor gallery space with 45-foot ceilings will offer informal seating, a variety of dining options, rotating arts and entertainment and 24-7 accessibility. The team anticipates hosting year-round events for building tenants and members of the public due to the versatile interior and exterior spaces.
“In the race for talent, companies are using every advantage – and that includes a workplace that is sustainably designed, offers amenities that improve wellness and foster human connection and connects to the community,” said Barry T. Hynes, Managing Director at JLL. “10 World Trade is nothing short of a model for the future of an urban multi-use campus. From visible branding opportunities for its anchor tenant to a public realm that both creatively enhances the tenant experience and creates opportunities for a wide range of arts, culture and community activations, this building will be an asset to the entire Seaport.”
The building’s smart design incorporates multiple innovative features to enhance sustainability and wellness, including touchless systems, augmented air flow systems, post-pandemic safeguards and energy-saving measures. The building will be among the first in the region to achieve a SmartScore Certification, as well as planned LEED Gold, WELL Gold, WiredScore Gold and SITES Gold certifications.
The Seaport currently features 11.9 million square feet of commercial office and lab space, with a focus on life sciences and innovation economy companies. The neighborhood and 10 World Trade have easy access to the waterfront, downtown and Logan Airport, along with the I-90 and I-93 highway systems and a broad range of public transportation options including the MBTA Silver Line, a water taxi, key bus routes, BLUEbikes and Zipcar locations. Upon delivery, 10 World Trade corporate tenants will have the opportunity to occupy a full building in the Seaport with signage and visibility.
