DC's Office of Planning Proposes Amendment to Zoning to Require Affordable Housing in Residential Conversions
DC's Office of Planning has filed another zoning amendment application that would require Inclusionary Zoning to apply to any residential conversion of at least 10 units. Currently when an office or hotel or other non-residential building is converted to residential use Inclusionary Zoning does not apply unless the project includes at least 10 units and either gained 50% more gross floor area or used Inclusionary Zoning to gain bonus density. Per the report "the proposal seeks to balance keeping ahead of changing market dynamics of conversion of nonresidential buildings to residential use while minimizing the disincentives for conversion."
