Developer Revises Plans for Edge District Development



Developer Belpointe has revised plans for the proposed mixed-use development on 1st Avenue N. in the Edge District in downtown St. Petersburg. The new plans increase the number of residential units from 254 to 269. The St. Petersburg City Council, meeting as the Community Redevelopment Agency will review the plans at a December 15th meeting to determine if the project is in alignment with the Intown West Redevelopment plan. The development will feature two residential towers along with retail space and a 355-space parking garage.  The two 15-story residential buildings will contain a combined 269 rental units, starting on the 5th floor.  On the lower four floors, there will be space for 27,028 square feet of retail and 4,400 square feet of space for a leasing office and two resident lobbies.  The 5th floor will feature residential units along with indoor amenities, an outdoor pool deck, and a landscaped courtyard. The 6th-14th floors will contain 24 residential units per level, or 12 per building.  A roof deck on the 15th floor will offer views of St. Petersburg.  Plans also call for a pedestrian walk, with retail space, along Baum Avenue with a park at the corner of 1st Avenue and Dr. MLK Jr. Street.  Currently on the site there are two vacant office buildings, two surface parking lots and the former Shirley Ann Hotel, which has been vacant for three years.  The existing buildings will be demolished before construction begins.  The opening is expected in 2023.
