Developer Sells Its Second Building at AXIAL 301 Manatee in Bradenton, Florida
Clover Investment Properties, working in partnership with Native Development Group, LLC and Crescent Communities recently sold its second 150,000 square foot industrial building in Manatee County’s AXIAL by Crescent Communities 301 Manatee business park. The development partnership acquired the land in February of 2022 and successfully navigated a dynamic development and construction environment. Every deal has complex issues and this project was no different. For instance, the development team agreed to extend a critical connection for Manatee County by extending 24th Street East in East Bradenton to the County’s emergency operations center. That roadway connection resulted in multi-party development agreements, tax increment financing mechanisms and master detention connections across multiple parcels. In the end, the County and surrounding area have a vastly improved parcel of land, improved connectivity for the area and two new building owners who will bring many new jobs to Bradenton. We are grateful to Rick Narkiewicz with Newmark for an excellent effort bringing two great users to this project as well as the extended team that helped bring the buildings to fruition including Itasca Construction Associates (Central Florida), HHC Architects and our civil engineer Tim Johnson. AXIAL 301 Manatee consists of two Class A rear load buildings totaling 294,635 square feet with ample employee parking, 32 ft. minimum clear height and trailer parking. Building 100 is 147,357 square feet and Building 200 is 147,278 square feet with a 220 ft. building depth providing flexibility to accommodate multiple tenants. These features will satisfy both local and regional distribution tenants in addition to air-conditioned light manufacturing and assembly operations. With over 21 acres, AXIAL 301 Manatee is strategically located along the I-75/Highway 301 Corridor in Bradenton, FL. With a shared truck court and tilt-wall concrete construction, each building is designed to boast multiple storefront entrances and is made to accommodate up to four tenants. The 301 Manatee site will also deliver a road that will connect 24th & 44th Avenues in Bradenton, allowing better access for the entire county.
