Developer Submits Pre-Application for New Mixed-Use Development in Ojus

A Coral Gables-based developer has submitted a pre-application to Miami-Dade County offices for a new 20-story tower in Ojus. According to Florida records, the developer, 18050 W Investments, LLC, is linked to Fort Lauderdale-based asset management firm Southern Waters Capital. The development will provide apartments, retail and office space. The tower features a unique design by architect Arquitectonica. The design features interlocking geometric shapes representative of a Tetris game. The shapes are accented by white-finished concrete edges. The building’s setbacks will be transformed in terraces and the glass curtain wall will extend to the ground level storefront space. The development will include 90,960 square feet of office space, 125 studio, one- and two-bedroom apartments, 5,580 square feet of retail space along with 298 parking spaces. The apartments will be located on the sixth through 11th floors, the office space will occupy the second through fourth floors as well as the 14th through 20th floors. The 12th floor will contain amenities shared by office tenants and residents. The 0.92-acre site is occupied by two residential buildings which would be demolished.
