Development Team Presents Updated Proposal for Boynton Yards

Construction is back underway as of June 1st for 101 South Street, the first building within Boynton Yards. The upcoming 289,000 square foot spec lab building will provide state-of-the-art space geared towards emerging life science companies. The project will also include four levels of underground parking and first floor retail and community arts spaces. Construction is expected to last through summer 2021. 

The development team behind the project also held a virtual neighborhood meeting over the weekend to present preliminary plans for the future stages of the project in anticipation of a Master Plan filing being submitted this summer. According to the new presentation, the 2nd and 3rd buildings in the project would also include office and lab space with the final building set to include around 330 residential units, 20% of which would be affordable. The master plan for the nearly 7-acre site would also include a total of 3.5 acres of open space, 46,500 square feet of civic space, a 3M gallon detention tank & pump station, and many roadway and sidewalk improvements.

Key elements of the plan include connectivity, open space, and sustainability with the 2nd and 3rd lab buildings targeting LEED Platinum certification and the residential building designed to meet Passive House standards. According to the presentation the team hopes to begin construction on building 2 in the Spring of 2021 and then start the permitting process for buildings 3 & 4 in the Fall-Winter of 2021-2022. Developer John Fenton of DLJ told the group that despite uncertainties due to the pandemic the life science market appears strong and his team is committed to Somerville for the long term.
