Dual-Tower Development Rises in Coney Island

Window supplier, Schuco USA, recently shared photos of the current construction progress at the site of a dual-tower, residential project, going up at 1515 Surf Avenue in Brooklyn's Coney Island neighborhood. The development will consist of a taller, 26-story tower ("Building 1"), and a shorter, 16-story tower ("Building 2"), connected by a parking deck.

General contractor, , has already topped out Building 2 and is close to topping out Building 1. At the same time, facade work has commenced, with the installation of windows, insulating materials, and framing components for the outer walls.

Developed by , the buildings will contain a combined total of apartments. While most of these are to be offered at market-rate prices, 139 units will be dedicated to affordable housing programs.

Tenant amenities will include an outdoor pool, a roof deck, a fitness center, multiple resident lounges and co-working spaces, an indoor basketball court, and a 20,000-square-foot, landscaped outdoor space. In addition to residential space, the buildings will feature square feet of ground floor retail space, as well as an enclosed parking garage, with enough room for vehicles.

Benefitting from its stellar location, and situated right in the heart of the action, 1515 Surf Avenue should have no trouble attracting demand. The towers will provide fantastic views of the Atlantic Ocean, sitting just a block inland from the beach and the Coney Island Boardwalk. The property is also positioned just across the street from The Thunderbolt roller coaster and Gargiulo’s Restaurant, as well as diagonal from the original (and world-famous) Nathan’s Hot Dogs location.

Designed by , 1515 Surf Avenue will stand feet tall and total square feet. Construction originally kicked off in September of 2021 and work is expected to wrap up by the Spring of 2024. It should also be noted that upon completion, the development will become the largest geothermal heated and cooled building in all of NYC.
