Sol on the Park Update 05/09/22

First Look at Affordable Housing Project Coming to Morrisania

New renderings have surfaced for a 15-story residential project that may be coming to 1451 Washington Avenue in the Bronx's Morrisania neighborhood. To be known as "Sol on the Park", it would have approximately affordable housing units for low-income senior citizens.

Many units would come with private balconies, but the building would also have communal lounges and outdoor terraces. In addition to residential units, Sol on the Park would include community facility space in the form of a health facility, and a nutrition education center.

The proposed structure comes as part of the NYC HPD and NYCHA's "Seniors First" RFP. The initiative seeks to redevelop sites in both Morrisania and in Brooklyn's Crown Heights neighborhood with the goal of creating new affordable options that cater to the elderly.

Sol on the Park is a collaborative effort between Selfhelp Realty Group, NRP Group, and Foxy Management. It was designed by to sit on an unimproved corner of the full block lot that makes up 1451 Washington Avenue. Building specs and measurements are unavailable at this time, however, we do know that the structure would be of sustainable design and meet LEED Platinum certification standards.
