ForeFront and Ares Secure $77.4M Loan for West Worth Commerce Center

ForeFront Commercial Real Estate and an Ares Management Real Estate fund have secured a $77.4 million construction loan from Affinius Capital to finance the development of West Worth Commerce Center, a 992,000-square-foot industrial campus in Fort Worth, Texas. The deal was facilitated by ForeFront’s Curt Hefner, Rob Kingsbury, and Clint McCullah, along with Ares’ Michael Arougheti.

Located at the NorthWest corner of Chapin Road and Alemeda Street, the 70-acre site will house four industrial buildings with 32- to 36-foot clear heights, 274 dock-high doors, 12 drive-in doors, and parking for 235 trailers and 912 cars. The development is strategically positioned near Interstate 820, which connects to interstates 30 and 20. It is approximately 35 miles from DFW International Airport and 45 miles from Dallas Love Field.

Affinius Capital, formerly USAA Real Estate and Square Mile Capital Management, manages approximately $64 billion in assets. The firm has been active in industrial financing, previously funding Edenvale Industrial Park, a 636,000-square-foot project in San Jose, California.
