45 Broad Street Update 03/07/23

Future Financial District Skyscraper Receives Full Redesign

A major skyscraper project, set for 45 Broad Street in Manhattan's Financial District, has been completely redesigned, with a fresh new project team taking the wheel.

The old design (shown below) was originally being developed by Madison Equities and was designed by CetraRuddy. Standing 1,115 feet tall, it would have boasted 64 stories, 206 condominiums, 8 floors of office space, and a school.

Designed by Handel Architects, the new rendition (shown below) is slimmed down from the original version and takes on a completely different style. Gemdale USA Corporation has taken the reigns as the developer and Lendlease will serve as the project's general contractor.

While details are still limited at this time, we can expect the new design to consist of 52 stories, with 302 residential units, spanning roughly 221,000 square feet.

The project site totals a little over 13,000 square feet, and is already vacant, meaning that no demolition will be required when construction begins. Work permits have already been filed, and the build should begin rather soon.
