Grand Opening Held for One of NYC's Most Sustainable Office Buildings

This week, a grand opening ceremony was held at 555 Greenwich Street in Manhattan's Hudson Square neighborhood, celebrating the end of construction for the 16-story office project. The ceremony comes nearly 2-years after general contractor, , broke ground on the development, back in the Summer of 2021.

Developed by Madison Square Properties; a joint venture consisting of HinesTrinity Church Wall Street, and Norges Bank Investment Management, the structure has been built at the rear of a neighboring office building, known as 345 Hudson Street. Although the two will maintain separate addresses, their floorplans are seamlessly connected and the new building is essentially a horizontal overbuild extension of the existing structure. Combined, 555 Greenwich and 345 Hudson total 1.2 million square feet.

Designed by , 555 Greenwich Street stands feet tall and totals square feet. It adds approximately 200,000 square feet of office space, roughly 15,600 square feet of tenant amenities, and square feet of commercial space, consisting of ground-floor retail units and a restaurant.

One of the building's most widely anticipated (and advertised) features is the abundance of outdoor space on offer. Tenants will have access to 11 different roof terraces, which total a combined 33,000 square feet.

555 Greenwich has also been praised within the industry for its cutting-edge, energy-efficiency, and green engineering. Easily achieving LEED Platinum status, the structure is expected to exceed New York City’s 2030 office building climate targets by over 45%. Even more impressive is that it already aligns with New York State's 2050 carbon-neutral targets. Ultimately, the building represents a significant leap forward for NYC's office sector, with an advanced, sustainable design, that could very well serve as a role model for many future developments.
