Ground Breaks on 126-Acre Industrial Park in Carteret

Developer, , held a ground-breaking ceremony this week for a massive, 126-acre industrial project, in Carteret, New Jersey.

Located off of Industrial Highway, right near the New Jersey Turnpike's Exit 12 toll plaza, the unimproved development site doesn't have an address yet, but (for reference) it neighbors Amazon's EWR9 distribution center. To be known as "Crow Holdings at Carteret", it will consist of three logistics warehouses, totaling almost 1.2 million square feet combined.

Designed by , the buildings will be purpose-built for large-scale logistics operations, and are ideal for specialized uses such as distribution centers and last-mile facilities. Warehouse A will total 479,700 square feet and have 76 loading docks, Warehouse B will total 334,620 square feet, with 43 loading docks, and Warehouse C will total 355,100 square feet, with 35 loading docks.

Each structure will have 40-foot interior ceiling clearances, and 2 drive-in doors. Each will also have dedicated parking areas for both employees and delivery trailers. Additionally, the property will have a shared truck parking area, capable of holding 161 trailers. This will act as a drop yard and an overflow lot for all three of the warehouses.

Measuring almost 5.5 million square feet, the project area used to be a contaminated brownfield site. Sitting along the Rahway River, it was used as a sludge disposal area from the 1930s to the mid-1970s by pharmaceutical manufacturer, American Cyanamid. In that time, the land had accumulated over 2.5 million tons of cyanide-infused byproduct.

Beginning in 2014, previous owner, Rahway Arch Properties, ordered an extensive (and commendable) clean-up effort, which saw the site fully capped and remediated. went on to purchase the lot in April of 2021, marking the start of a new era and a much cleaner future for the property. With construction already underway, all three warehouses should be finished within a couple of years' time.
