Hillside Warehouse Trades for $30M
A 2-story industrial warehouse, located at 1319 North Broad Street in Hillside, New Jersey, has just been sold for $30 million. The structure was acquired by UniPro International from the previous owner, AH Realty Associates, in a deal brokered by Rubin Realty Associates and Zimmel Associates.
Originally constructed in 1954 and later partially renovated in 2003, the 207,000-square-foot facility offers 127,000 square feet on the 1st floor, and 80,000 square feet on the second floor.
The building features 26 loading dock doors, with 24 leveler systems and cross-dock access. Additionally, the facility has 15-foot interior ceiling heights, 20' X 24' column spacing, a 3,200 AMP power supply, and plenty of trailer parking scattered around the lot.
The property spans 4.4 acres and sits in a small industrial park, surrounded by a few other warehouses. UniPro International is a major manufacturer of professional work uniforms, specialized occupational attire, and government-issued clothing. The company will likely operate the building as a warehousing and storage space, rather than a facility for line production.
