Long Island Warehouse Trades for $44M
A Class-A, industrial warehouse, located at 125 Baylis Road in Melville, New York, has just been sold for $44 million. The asset was purchased by BentallGreenOak, from the developers/previous owners, Creation Equity and JP Morgan Asset Management, in a deal brokered by JLL.
Built in 2023 and known as "Baylis 495 Business Park", the 103,500-square-foot facility caters to large distribution operations. It features 32-foot interior clearance heights, 52’ x 55’ column spacing, an ESFR fire sprinkler system, 20 loading dock doors, 2 drive-in doors, and an employee parking lot, with 216 spaces.
The building also has 6,600 square feet of auxiliary office space.
Spanning approximately 8.2 acres, the property sits just 1.3 miles from the Long Island Expressway (LIE), allowing for easy transportation and logistics.
