Manhattan Dormitory Scooped up for $145M

A 19-story, student housing building, located at 1760 3rd Avenue in Manhattan's Carnegie Hill neighborhood, has just traded hands for $145 million. The Class-B structure was purchased by Waterfall Asset Management from the previous owner, 60 Guilders, and mortgage lender HSBC Bank.

Originally constructed in 1973, and later renovated in 2009, the building contains dorm units. It is currently leased out to both Baruch College and the City University of New York's Hunter College, with the two schools sharing the building's common amenities.

Such amenities include a 24-hour fitness center, a communal kitchen with 6 separate cooking stations, a game room, laundry facilities, lounge areas, study spaces, and a mailing & package service.

Accessible from the street, the building also has square feet of retail space. Altogether, 1760 3rd Avenue totals square feet and stands feet tall. 60 Guilders is capping off a fairly short ownership run, having only acquired the property in February of 2019 for $212.5 million.
