Mayor's Office Approves 40-25 Crescent Street
The NYC Mayor's Office has just approved a proposal for a mixed-use development, set for 40-25 Crescent Street in Long Island City, Queens. As this was the final step in the public review process, the project has now officially been green-lit. For those of you who are unfamiliar with this proposal, applicant, requested "a rezoning from M1-2/R5D and M1-2/R5B to M1-2/R6A, and a zoning text amendment to ZR Appendix F to establish an MIH Area". These actions will facilitate a large, 7-story building, containing residential units. Approximately 70 of these are to be dedicated to affordable housing.
The building will also have 12,960 sqft of manufacturing space, and sqft of ground-floor retail. In addition, the structure will have an incorporated basement-level parking garage with room for vehicles, including spots for residents, retail shoppers, and industrial vehicles. The development will total over square feet. Several buildings currently occupy the site and will have to be demolished. This lot, along with 13 others, will then be combined and rezoned to make way for the new development.
