Minor Setback Encountered for 870-888 Atlantic Avenue

A 17-story mixed-use development, proposed for 870-888 Atlantic Avenue in Brooklyn's Prospect Heights neighborhood is nearing the end of a long public review process. Several months ago, Y&T Development LLC, submitted an application to the NYC Department of Planning, which requested zoning map and text amendments as well as a special permit for the project. Since our last update, the City Council was able to review the application, however, in doing so, it was determined that modifications would be necessary. As a result, it was sent back to the City Planning Commission (CPC), which reviewed the City Council's modifications and ultimately ok'd the changes. Now that we're up to speed, the next step is for the application to be sent back to the City Council. After that occurs, the application will be sent to the NYC Mayor's Office, where the project will either receive the green light or be vetoed altogether.

The new building is planned to contain  residential units (including 69 affordable housing units) and almost 15,000 square feet of retail. A total of eight separate lots would have to be combined and rezoned if the project is ultimately approved.
