Peacock Properties Update 04/12/22

allston

Allston/Brighton has been traditionally known as a student enclave however with the opening of the Boston Landing MBTA station and surrounding projects there has been a subtle shift in the neighborhood.  Boutique luxury condo buildings have been popping up and several life science projects are in various stages of development in the area. Construction also recently began on the multi-phased Allston Yards development which will feature 1.23M SF of space including over 350K SF of office/research space, 50K SF of restaurant/retail space, and a new flagship Stop & Shop supermarket. While apartment rents in the area took a hit during COVID due to the departure of many students they are now bouncing back and the multifamily development pipeline for the area is robust. Currently, there are over 2,800 residential units under construction and nearly 3,500 in planning (under review or approved but not started construction). With the growth of a lab cluster and the eventual development of the Harvard Enterprise Research Campus, the Peacock Properties team expects there will be ample demand for this new and upcoming inventory of apartments and condos.
