New in the Neighborhood - South Boston

This week’s edition of New in the Neighborhood focuses on South Boston. With easy access to transit, ample outdoor recreation areas including beaches, trendy restaurants, and shopping, South Boston is arguably Boston's hottest neighborhood. Drawn to Southie for these numerous reasons the population of the neighborhood grew by 25% from 2000 to 2015. There is no sign of things slowing down. Currently, there are over 330 new residential units under construction with another 1300+ approved in the pipeline (this includes the massive Washington Village project which is expected to start construction before the year ends). 232OC


Construction on 232 OC wrapped up this past April, bringing 24 luxury condos to the site of the former Stadium restaurant and bar, just a few blocks from Andrew Square. 545 East Third

Expected to open sometime in September, 545 East Third features 18 luxury condos in Southie's City Point neighborhood. These homes feature private outdoor space along with custom-designed chef's kitchens. The building also offers a fitness center and garage parking, the key to avoiding the neighborhood's space-saving wars every winter. 545 East Third is developed by the boutique firm Kems Corp.

14West

Looking for the best roof deck in Southie, 14 West has you covered. 51 Silver Street

Under construction now, this upcoming 9 unit luxury condo project will offer units ranging in size from a 900 square foot one-bedroom up to a 2,000 square foot penthouse three-bedroom home. All units feature private outdoor space, at least one garage parking spot, and chef's kitchens, including Italian cabinets by Scavolini, waterfall quartz countertops and backsplash, and Thermador appliances.

45 L Street

Also under construction now, 45 L Street will feature 30 rental units just around the corner from busy East Broadway. Residences will include 20 2-bedrooms, 4 3-bedrooms, and 6 1-bedrooms. Building amenities will include an expansive fitness room, additional storage units, plus garage parking with 32 spaces. The ground floor of the building will feature a 1,000 square foot commercial space to be occupied by Higgins Insurance.

The Ceinture

The Ceinture, which in French translates to “the belt,” broke ground this past December and work is rapidly progressing now on the concrete core of the 6-story project. The building will include 54 modern luxury condos, a mix of 1-bedrooms, 1-bedrooms +dens, and 2-bedrooms. Each home features modern, luxurious finishes throughout and are designed to fully utilize an abundance of natural light. Amenities include a concierge service, a state-of-the-art exercise facility, a club room, communal workspace, and a communal roof deck with gas grills that will provide residents with a great spot to relax and take in the skyline Boston views. Thomas Broderick of R&B Investments is excited for what his project will introduce to the South Boston area: “The Ceinture’s high-end finishes, unique amenity package, transit-oriented location and proximity to Boston Proper, all contribute to making the Ceinture a rare purchasing opportunity for prospective buyers.” 

The Freeport

Located at 270 Dorchester Avenue, the Freeport will feature 114 condominium units including 20 studios, 73 one-bedrooms, and 21 two-bedrooms. The Navem Partners led project will also offer 6,590 sq feet of retail space on the first two floors of the six-story building. Communal amenities at The Freeport include a rooftop deck with expansive views of the Boston skyline and harbor, as well as a sun-bathed public courtyard. Demo for the project is kicking off now.

142-144 Colony Avenue 

This recently approved project, led by Boston Pinnacle Properties, will bring a 6-story, 19-unit mixed-use building to Old Colony Ave. Upon completion, the ground floor will feature 1,116 sq feet of commercial retail space, the second floor – along with residential units – will provide residents with a common meeting room and library hall.  Adam Burns of Boston Pinnacle Properties spoke to BLDUP about what makes this project unique: “It's hard to pick just one feature of the Old Colony development that we are most excited about. We are implementing some new ideas that we think have a lot of potential to contribute positively toward creating enough housing to meet the demands of the market. We are following the City of Boston's compact living pilot program and we have created space-efficient units to maximize our housing potential and are providing meaningful common spaces outside of the units themselves for our tenants use. We are also thrilled to be providing a rideshare vehicle for tenant use. Our hope here is to minimize the need for car ownership and couple the occasional use of this shared car with the readily available public transportation. We hope to eventually implement these same principles on future projects and continue to improve upon them.”
