New Renderings for LIC Mixed-Use Development

New renderings have been released for a proposed, 9-story mixed-use building at 35-01 Vernon Boulevard in Long Island City. The structure was designed by GKA Architects and would contain 107 rental apartments, including 27 affordable housing units. Tenant amenities may include a fitness center, a lounge, an outdoor terrace, and balconies for a number of units.

Supplementing residential units, the building would have around 28,000 square feet of ground-floor retail, in addition to both office, and light manufacturing space. Plans also call for two basement levels and an underground parking garage with enough room for 77 vehicles.

Totaling well over 200,000 square feet, the new development would occupy a rezoned lot on the head of the block, bound by 35th Avenue, Vernon Boulevard, and 9th Street. Currently, in public review, the project is waiting for the approval of the necessary zoning map and text amendments. These were requested by the developer, Agayev Holding LLC, and will require separate review by the Community Board, the Borough President, the City Planning Commission (CPC), the City Council, and the NYC Mayor's Office.
