NPC/DPIR Filed for 2,699 Unit Redevelopment of Bunker Hill Public Housing Development
Leggat McCall Properties and Joseph J. Corcoran Company have filed a DPIR along with a Notice of Project Change for the massive, 3+ million square foot redevelopment of the Bunker Hill housing development in Charlestown. The 28.29-acre site is currently home to BHA’s largest housing community and features 1,100 federally subsidized units originally constructed in 1942. These existing buildings would be replaced with 16 new buildings featuring 2,699 new residential units in a phased project over approximately eight to ten years. The project plans also include approximately 70,000 square feet of retail and community space plus around 6.74 acres of landscaped open space will be provided.
The development team is requesting a waiver to begin immediate construction on the first two buildings within the project. In order to conduct the tenant relocation process in a timely fashion, demolition is slated to begin in early October 2020. Postponing enabling activities and construction for the Phase 1 Project until the conclusion of the MEPA review would result in undue and unnecessary hardship to the current tenants, City of Boston, and development team. Phase 1 of the project includes the construction of approximately 376,400 between two buildings. The first would be 10 stories and feature 256 mixed-income units with 86 parking spaces. The second, at 4-6 stories would include 102 units.
