270 Park Avenue Update 04/15/22

Official Design Revealed for 270 Park Avenue

has just unveiled an official set of renderings for 270 Park Avenue; a 60-story,  foot tall office tower that is currently under construction in Midtown.

Developed by  as the company's new corporate headquarters, the building will total over 2.5 million square feet and contain office space for approximately 15,000 employees.

Along with these new visuals, we've learned more information about the tower's incredible plans for sustainability. According to , "270 Park will be New York City’s largest all-electric skyscraper with net-zero operational emissions and will be 100% powered by renewable energy sourced from a New York State hydroelectric plant."

The building will also boast a number of cutting-edge features and systems that will contribute to its net-zero goal. Included in the list are outdoor terraces with natural green space, intelligent sensors and AI to respond and adapt to energy demands, water reuse systems that will reduce water usage by more than 40%, and automatic solar shades that are integrated with the HVAC systems to reduce energy consumption.

But JP Morgan's corporate-social-responsibility efforts aren't stopping there with this project. The company is also going to great lengths to optimize the health and wellness of its workforce. 270 Park will offer 50% more communal areas than the previous headquarters, a state of the art fitness center with everything from a cycling room to prayer and meditation spaces, a diverse food hall, an ultra thorough HVAC air filtration system, a conference center on the 60th floor with panoramic city views, and a touchless building-wide network, encompassing over 50,000 devices.

The combination of 270 Park Avenue's size and the level of technological (and sustainable) innovation involved, truly put this build in mega-project contention. At this time, is busy erecting the steel framework of the superstructure. It's a herculean task that will likely take at least a year or more to complete before the tower ultimately tops out. Construction is estimated to finish in 2025, but when it does, this project might just be seen as a role model for future large-scale developments around the world.
