Pentagon City Sector Plan Breaths New Life Into Arlington Riverhouse

The Pentagon City Sector Plan may breath new life into the Riverhouse project in Arlington. The additional density permitted could provide the framework for the Riverhouse to progress through approvals. The project, proposed in July of 2019 but on hold since, would add 975 new residential units to the 1,670 unit, 36-acre community, on currently under-utilized parking lots.

The new residences will be made up of townhome and townhouse units and two six-story multifamily buildings, per a press release. The townhomes will be built on under-utilized surface parking lots while approximately 750 apartments will be located in two six-story buildings built between the James House and Potomac House rental buildings.

Plans would add 124 townhouses, 126 two-over-two units, as well as two six-story buildings with 725 apartments and 30,000 square feet of “community-oriented street-level retail, including a potential daycare center and medical office, at the base of the two new buildings.”

Roughly 83,000 square feet of the residential space would be affordable for 30 years, covering much of the affordability requirements of other projects by the developer, JBG Smith.
