Plans Unveiled for The Labs at Belward, First Phase to Deliver 757,000 Sq. Ft.

Plans have been announced for a 757,000 square foot life sciences center on the former Belward Farm property in Rockville. The Labs at Belward will be on the Johns Hopkins University's Belward Campus and initially include three buildings of trophy laboratory and research space. The master plan calls for the campus to expand to up to 1.6 million square feet across seven buildings.

The project facilities will support BSL Category-2 laboratory functions, and have 18-foot deck-to-deck ceiling heights on the basement and ground floors, and 16-foot heights for the other floors. There will be outdoor terraces and balconies on each building, amenities and supporting retail for tenants.

There will be a six-acre public park with an amphitheater, pavilions, recreational fields, large wooded buffer areas and several miles of walking and biking trails. The project is designed to achieve LEED Gold standard and will be supported by secured structured parking.

The project will break ground in June of 2023, with delivery anticipated by early 2025.
