Residential Tower Addition Tops Out on Fifth Avenue

A 10-story addition has topped out on an existing tower at 685 Fifth Avenue in Midtown. Developer, SHVO, is in the process of converting the 20-story office building into a 30-story residential tower. The pre-war structure was originally built in 1928, and currently, Coach's flagship retail store occupies its bottom three floors. While Coach will not be touched, the remaining 27 floors will soon contain 69 luxury condo units, managed by Mandarin Oriental Hotel Group.

 

The 10-story addition was designed by Marin Architects and will raise the building's total height to 350 feet. The scope of the residential conversion will encompass 116,000 square feet (including the addition) and work is being carried out by The Rinaldi Group

 

While the building stands proudly at its final height, the job is far from finished. Installation of the facade is next on the list, and heavy interior work is also to follow. Construction is expected to cost $135 million, and according to SHVO, the project is estimated to complete in 2021. Based on the current state of progress, however, a 2022 completion date seems more likely.
