Senior Housing Project Approved in Morris Heights

Building permits have been approved for a planned, 10-story senior housing development, set to rise at 105 West Tremont Avenue in the Morris Heights neighborhood of the Bronx.

Developed by , alongside Crown Holdings, the building will contain Affordable Independent Residences for Seniors (AIRS) units. These will be available in both studio and one-bedroom configurations, with a single unit to be reserved for the superintendent of the facility. Plans also call for a cellar level, various community and recreation spaces, a 24-hour reception desk, a bicycle storage area, laundry services, and dedicated consultation rooms.

Designed by , the structure will stand feet tall and total square feet. The fully electric building will feature 1,800 square feet of solar panels on its roof and is being sustainably engineered to meet Passive House Standards.

The square foot project site is currently occupied by three vacant, single-family houses. These will have to be demolished before construction can commence.
