Seyon Successfully Completes Final Close of Seyon Industrial Fund, LLC

The Seyon Group (“Seyon”) and Kipling Capital (“Kipling”) today announced the final close of Seyon Industrial Fund, LLC (“Fund”). The Fund will acquire direct and/or indirect interests in industrial real estate assets – primarily in the greater Boston and greater Philadelphia markets – that have the potential to generate attractive operating cash flow and achieve long-term capital appreciation. The Fund’s primary goal is to identify, evaluate, and aggregate a portfolio of real estate assets that serve as key components of a rapidly evolving supply chain. The Fund seeks to acquire, own and operate facilities optimized for the invention, production, handling, and distribution of tangible physical products.

The Fund’s acquisition efforts have focused on geographies characterized by dense population centers, land constraints, and diverse tenant demand drivers originating from a confluence of multiple sectors such as technology, life sciences, and e-commerce.

“The current market environment is providing some exciting investment opportunities at attractive valuations,” said Andrew Iglowski, Managing Partner at Seyon. “Our strong track record, focus on adding value, deep market knowledge and industry relationships puts us in a position to capitalize for our investors in today’s market.”

“We are tremendously grateful for the support from our limited partners. They provide us with an incredible market advantage and put us in a strong position to identify and invest in high-quality real estate,” said Bryan Blake, Managing Partner at Seyon.

To date, the Fund has acquired four assets: 720 Hylton Road in Pennsauken, NJ; 9001 Torresdale Avenue in Philadelphia, PA; 50 North Street in Canton, MA; and 75 York Avenue in Randolph, MA. The two recent acquisitions, acquired in early June, include 50 North Street in Canton and 75 York Avenue in Randolph. Each property is located in proximity to major interstates and thoroughfares south of Boston, including I-95, Rt. 24, and Rt. 128.
