Superstructure Grows for Lower East Side Mixed-Use

When we visited 55 Suffolk Street on Manhattan's Lower East Side, just two short months ago, there wasn't a whole lot to see. The project was still in the foundation stage, and the tower crane was simply being used to move materials from one side of the lot to the other. Here's what it looked like...

Fast-forward 8-weeks to now, and the amount of progress that's been made since our last visit is nothing short of impressive. In that time, the general contractor, Monadnock Construction Inc, has been able to assemble 7-floors of the concrete superstructure.

The project is receiving continuous concrete deliveries, and traditional framework techniques are being used to form the floors and supports as opposed to slip forming. Due to the size of the building, the molds require a large amount of wood, hence why a number of lumber stacks can be seen sticking out from the upper floors.

55 Suffolk Street is being developed by Gotham Organization and is set to contain 366 residential units (25% affordable), and a 39,000 square foot office headquarters for the Chinese-American Planning Council (CPC). It will also have 19,000 square feet of retail space on the ground floor.

Designed by Dattner Architects, the 30-story building will top out at 310 feet. The total development is planned to exceed 300,000 feet by a considerable margin. 

This project is one of two buildings going up as part of the CPC's Broom Street Development Plan; the other being 64 Norfolk Street. Construction is estimated to cost $235 million, and work is expected to finish in July of 2023.
