WS Development Files PNF for 2.1M SF Fenway Redevelopment

WS Development has filed a PNF for the redevelopment of 13 properties around Fenway Park. Plans call for a 2.1 million SF project featuring 8 new buildings and includes 213,500 SF of residential space with 216 units, 212,330 SF of retail space, and 1,665,000 dedicated to office and lab uses.

WS-Fenway-Twins Realty Venture, LLC filed a letter of intent for the redevelopment in January. A major component of the project includes air rights development of nearby MassDOT Parcel 8 over the Massachusetts Turnpike. As part of the filing, WS Development stated they intent to "avoid becoming a sports theme park."

"Many ballparks around the country are surrounded by sports-focused developments, which is the opposite of what the proponent envisions here, in the Fenway neighborhood," the firm said. "The Project should feel like the neighborhood is enveloping the ballpark, and not that the ballpark is spreading its influence into the neighborhood."

Included in the filing are plans to transform Jersey Street into a year-round activated pedestrian plaza featuring 30,400 SF of open space.
