Zoning Permits Sought for Major Williamsburg Commercial Project

The Department of City Planning has received an application for a massive commercial development at 500 Kent Avenue, located on the South Williamsburg waterfront in Brooklyn. Applicant,  is requesting, "A Zoning Map Amendment from M3-1 to M1-5, a Special Permit to modify heights, a Special Permit to allow a public parking garage, and several Authorizations to modify design requirements within the Waterfront Public Access Areas". These permits and amendments will facilitate the construction of a  story mixed-use building and over 37,000 sqft of public outdoor space along the property's waterfront.

is a partnership between and Hampshire Properties, and the pair will likely serve as the developers behind the project. Designed by, , the structure will contain square feet of office space, and square feet of retail. There will also be an underground parking garage amassing over 143,000 square feet and providing spots for office workers and retail shoppers.

500 Kent Avenue is situated along the Wallabout Channel. ConEd, a major energy-providing service in NYC and Westchester, acquired the lot from the city in 1959 and operated a powerplant on the site until 1999. The facility was torn down in the late 2000s and the land was later remediated. Having sat vacant since then, ConEd sold the property to in 2019. If ultimately approved, the project is expected to complete in 2024.
