Zoning Progress for 100+ Unit Building in Long Island City

A 9-story mixed-use building, proposed for 35-01 Vernon Boulevard in Long Island City is currently navigating the public review process. The project is waiting for the approval of the necessary zoning map and text amendments, which were requested by the developer, Agayev Holding LLC. They require separate review by the Community Board, Borough President, City Planning Commission (CPC), City Council, and the NYC Mayor's Office. At this time, Queens Community Board 1 has finished its review and voted in favor of the project. The submitted application is now in the hands of the Borough President, who will have 30 days to conduct their review and issue a recommendation to the City Planning Commission (CPC).

The proposed structure was designed by GKA Architects and would contain 107 rental apartments, including 27 affordable housing units. Tenant amenities may include a fitness center, a lounge, an outdoor terrace, and balconies for a number of units. The building would have around 28,000 square feet of ground-floor retail, in addition to both office, and light manufacturing space. Plans call for two basement levels and an underground parking garage with enough room for 77 vehicles. The development would total over 200,000 square feet.
