1.1 million square foot office, laboratory and retail campus 95% occupied by the global headquarters of Vertex Pharmaceuticals. Both 11 Fan Pier Boulevard and 50 Northern Avenue stand 18 stories high and feature floor-to-ceiling glass facades with sweeping views of Boston Harbor and the Boston skyline. An outdoor terrace is located on 11 Fan Pier Boulevard’s seventh floor. 60,000 square feet of retail and restaurant space are located across both buildings’ ground floors. Three levels of underground parking are located underneath both buildings.

Both 11 Fan Pier Boulevard and 50 Northern Avenue are LEED Gold efficiency certified. Vertex holds a 15-year lease on 11 Fan Pier Boulevard and 50 Northern Avenue, expiring at the end of 2028, paying $72.5 million a year in rent. Developer The Fallon Company sold 11 Fan Pier Boulevard & 50 Northern Avenue to Senior Housing Properties Trust (SNH) in May 2014 for $1.1 billion. 11 Fan Pier Boulevard is designed by Elkus Manfredi Architects; 50 Northern Avenue is designed by Tsoi/Kobus and Associates.
