Original approved plans called for a mixed-use building to feature 21 new condominium residences, 3,000 square feet of ground-floor retail and a 55-seat, 2,800 square foot restaurant with outdoor seating. Residences will include 3 one-bedrooms and 18 two-bedrooms. Resident amenities will include a 1,930 square foot rear courtyard. Residences will be primarily market-rate, with 3 residences designated affordable.
A parking garage will be constructed underneath the building containing 22 vehicle spaces and 20 bicycle spaces. 5 bicycle spaces will be located at grade. The garage will be accessed via Deering Road, a one-way public street.
In August 2019, a NPC was filed to modify the units from condos to rentals and increase the total unit count to 32 within the Compact Living guidelines. The project change also calls for the elimination of the parking garage, the project would instead have 11 surface parking spaces. Finally, the commercial space would be reduced to only include a 2,500 square foot cafe or restaurant space.
The project site is located steps to frequent bus service to Downtown Boston, Dudley Square, and Mattapan Square.
