Existing industrial and office building built in 1920 and renovated in 2000 located on a 10.52-acre Massachusetts Port Authority (Massport)-owned site overlooking Boston Harbor. The Davis Companies acquired the leasehold interest for 88 Black Falcon Avenue in March 2017 and is planning substantial upgrades to lobbies, fitness facilities and other common areas at 88 Black Falcon Avenue; Dyer Brown is designing these upgrades.

Per Chapter 91, 75% of space at 88 Black Falcon Avenue is reserved for marine industrial tenants. 88 Black Falcon Avenue is 94% occupied, with industrial tenants including BBX Transportation, CEVA Logistics, Lee Kennedy Company and JCDecaux and office tenants including Cesari & McKenna, Citizens Energy, Optimus Ride, Steffian Bradley Architects, and WSP Flack + Kurtz. 550 parking spaces are located at 88 Black Falcon Avenue.
