Marriott International is building its new hotels with wood-framed modules

A new Marriott hotel in Hawthorne, California is now open for business. What makes this five-story building different is that it was built out of 198 wood-framed modular units that arrived directly from a Boise, Idaho factory complete with carpeting, furniture, cabinets, pictures on walls and even mini shampoo bottles and soaps on the bathroom countertops. Marriott has made a strategic decision to go modular for many of its new hotels. The Hawthorne complex is Marriott’s largest modular project yet and its success has prompted the hotel chain to plan more than 50 hotels using modular construction.

Why Modular? Why Now?

“The main driver is the labor market. The downturn in ‘07 and ‘08 has left a big gap in the trades,” says Dave Walsh, Senior Director for Marriott’s modular hotel design team. “So today, in a hot market, everybody is trying to find that talent and they can’t find it. We decided to break the norm of stick-built construction and move an industry that is desperate to move to new place,” said Walsh.

The former head of Marriott modular design Karim Khalifa explains why they opt for modular construction; “We bother because we want high-quality hotels and we bother because we want to get them opened faster. And there are two other reasons: you, as an owner, can get a better return and we at Marriott can get a better return!”
