The project entails phased implementation of deferred maintenance upgrades as well as sleeping room and restroom improvements at Village C, Tower 3, 679 bed residence hall located on the main campus with approximately 140,000SF of impacted interior residential living space and 167,000 total GSF of residential space. The scope of work includes finish replacement to lobbies, corridors, common spaces as well as student rooms. Student bathrooms will receive new finishes and new plumbing fixtures. MEP upgrades will include repairs and replacements on an as-needed basis to existing air handlers, lighting, plumbing and fan coil units in common areas as well as sleeping rooms. A summary of these include: • Existing two-pipe cooling and heating distribution system will be converted to a four-pipe system, • New central heating and chilled water pumps will be provided, • All two-pipe fan coil units will be replaced with four-pipe fan coil units and existing ventilation units and restroom exhaust fans will be replaced, • New air devices associated with exhaust air and outside air systems will be provided in existing locations. • Existing outside air and exhaust air duct risers will be cleaned, • Plumbing systems will be upgrades throughout with a new water filling station at the Lobby, • Electrical systems will be upgraded to include new power for new HVAC equipment, • New fire alarm systems.
