About Millers River Apartments

Millers River Apartments is a 19-story apartment building featuring 297 low-income, senior, and respite housing units. The high-rise has gone largely untouched since its original 1970’s construction, calling for a comprehensive interior and exterior renovation and replacement of the dated building infrastructure, with a significant goal being to improve the building’s systems and thermal efficiency. Individual units are receiving new paint, flooring, kitchen and bathroom fixtures and appliances, while common areas are gaining new finishes and code-mandated accessibility upgrades. The exterior is receiving a full roof replacement and total reskinning of the façade, which requires the removal of existing balconies to increase unit square footage.
The building is partially occupied with approximately 200 residents throughout construction, requiring well-coordinated phasing, logistics and communications plans to ensure resident safety. During pre-construction, Consigli worked with the client and design teams to identify the optimal phasing sequence, façade system and staging approach for the project.
The project also includes the demolition of the existing community center and the construction of a new 8,000 sq. ft. community center.
