Contract assumes that we can build off of existing foundation
Frame-up 2x4 sleepers on existing concrete slab to raise floor up off of concrete and to allow insulation to be put into the floor
Install plywood subfloor throughout
Frame for 7 total window openings and one door opening coming in from driveway according to plans
Install new SWS windows throughout according to plans – driveway side windows to be double hung, end wall windows to be double mulled casement units per plan
Sheath walls and roof with zip system plywood, tape all seams
Install new 30 year shingles tying into existing matching as best as possible
Install new exterior door going onto driveway ($500 door allowance)
Install new vinyl siding throughout exterior with metal wrap trim matching existing house
Weave in siding on backside as best as possible – re-use existing where possible
Leave interior of new room unfinished – floor will be plywood subfloor for now, other walls including wall oif existing house will stay as is until phase 2.
